Services
Each service below is a quote lane, not work we perform. Building work is done by an independent licensed Tennessee builder. Start with the lane that matches where your project stands today; if you are not sure, start with land and lot evaluation.
Barndominium Construction
The full-build path: a quote from an independent licensed Tennessee builder for a complete barndominium, from site work to move-in.
Post-Frame Homes
Post-frame construction for full-time homes: how the method differs from stick-built, where it saves money, and who builds it.
Shell vs Turnkey Builds
The decision between a weathered-in shell you finish out and a turnkey build, with the honest cost spread for each path.
Land and Lot Evaluation
The "will my lot work" gate: septic, water, access, slope, floodplain, and deed restrictions, checked before you spend real money.
Design and Planning
Plans, engineering, and permit sets, sized to your county: full drawings where codes are enforced, sensible documentation where they are not.
Metal Building Homes
Steel-frame residential buildings, the barndominium’s bolt-up cousin, routed to the same builder.
Talk Through Your Build
Tell us about your land and the build you have in mind. A licensed Tennessee builder who works your county walks the site, talks it through, and puts a price in writing, free and with no obligation.
Requests sent during the day usually go out within about an hour, never to a national lead list.

What it costs, and what happens after you send it
- What does a barndominium cost in Tennessee?
- Three published scopes, three different answers. A dried-in shell you finish yourself runs $50 to $80 per square foot per Keystone Post Frames' Kentucky and Tennessee guide (a post-frame builder guide, not survey data). A full build runs $80 to $160 per square foot per a widely cited Tennessee barndominium cost guide (a published guide whose low end assumes simple finishes and an easy site). Turnkey runs $150 to $300 per square foot per Troyer Post Buildings' published guidance, with Troyer Post Buildings guiding $180 to $195 inside that band. Those three do not describe the same job, which is why they do not reconcile. A shell price and a turnkey price get quoted as if they were the same thing more often than any other mistake in this market, so read every quote for what it actually includes before comparing it to another. The Tennessee cost guide sets every band out source by source, with a budget table by square footage.
- How fast will someone get back to me?
- Your request goes to an independent, Tennessee-licensed builder, usually within about an hour during the day. That builder then contacts you to talk through the lot and the plan and price the work on their own schedule.
- What work is covered?
- Barndominium construction, post-frame homes, metal building homes, shell and turnkey builds, design and planning, and land and lot evaluation. See every service.
Only a builder standing on your lot can price your actual build.
