What it costs, and what happens after you send it

A dried-in shell you finish yourself runs $50 to $80 per square foot per Keystone Post Frames' Kentucky and Tennessee guide (a post-frame builder guide, not survey data). A full build runs $80 to $160 per square foot per a widely cited Tennessee barndominium cost guide (a published guide whose low end assumes simple finishes and an easy site). Turnkey runs $150 to $300 per square foot per Troyer Post Buildings' published guidance, with Troyer Post Buildings guiding $180 to $195 inside that band. Those three do not describe the same job, which is why they do not reconcile. A shell price and a turnkey price get quoted as if they were the same thing more often than any other mistake in this market, so read every quote for what it actually includes before comparing it to another.
